Second Bunnings Coming to Caboolture Region



Developers have lodged a proposal to build a 14,012 square metre Bunnings in the SunGATE Business Park, known as the The Big Fish, on Pumicestone Rd in the Moreton Bay Region.

According to the development application from Eildon Funds Management, the Bunnings alone would create 250 jobs during construction and 150 jobs once open and trading.

A McDonalds, Red Rooster, pub, service station and shopping centre have already been approved at the site.

The application said the store, beside the Bruce Highway about 5km north of Caboolture’s CBD, would cater to a series of trade areas, which would generate demand for $141m in hardware and related goods in 2022.

A neighbourhood shopping centre was approved for the SunGATE site in 2017, with work due to start in 2020 or 2021, while a McDonald’s is due to open there in mid-2020.

Richardson & Wrench Real Estate, Caboolture Principal & Licensee, Scott Lachmund expressed his excitement at the announcement.

“I get excited about real estate, and when we see this growth coming to the area, particularly Caboolture North, there’s quite a corridor between where you come over the train tracks at Pumicestone Road, right up to the Bruce Highway overpass,” Mr Lachmund said in the video above.

“There’s still so much room for improvement and growth in this Elimbah, Caboolture North catchment,” Mr Lachmund stated.

You’ve probably heard the last couple of days and seen on social media, a big announcement, bunnings is coming to Pumicestone road at Caboolture. A second Bunnings warehouse for our area. Along with other retailers, we believe also a shopping centre with retail stores, and another big set of Golden Arches, McDonald’s also coming to the site here.

We’ve got some overlay footage as I’m talking. It’s a big area and the locals would know it used to be a nine hole golf course, it used to have go-karts, it used to be a function centre, but now home to the Big Fish Tavern, Caltex Service Station, Red Rooster, and now these big retailers with one of them being Bunnings Australia.

I get excited about real estate, and when we see this growth coming to the area, particularly Caboolture North, there’s quite a corridor between where you come over the train tracks at Pumicestone Road, right up to the Bruce Highway overpass. There’s still so much room for improvement and growth in this Elimbah, Caboolture North catchment.

The growth of houses is going to be exciting. I know over the last 12 months from my own independent research, we’ve seen house prices grow in this catchment up to 3%. So to give the viewers a quick summary, if the house was worth $500,000 12 months ago, it’s worth $515,000 today. If it was worth $600,000, it’s worth $618,000, $620,000 today. So there is growth in prices in the Caboolture North, Elimbah catchment. There’s still a lot of residential happening. We’ve got the Reserve Estate. We’ve also got where Drake’s Medical Centre, and Newsagency has also established, plus the Pumicestone State School in the last couple of years. All of these facilities and all of these services are here for the population growth that we are expecting.

So right now, if you’re an Elimbah resident or Caboolture North resident, good news for you, you’ve just gained some overnight equity with these big retailers coming to town. But for those looking to invest in the area, get I now before prices increase. As I said, almost overnight, we’ll see an increase in the Elimbah catchment based on my own independent research and my experience of selling Caboolture real estate for 26 years.
